Construction Progress Meeting, 14MAR2013

Dear all,

We attended the meeting with FH & Conlay Construction on 14MAR2013 and append below are the updates.

1) Completion rate is 68.82% which is ahead of schedule rate of 68.02 as at 11MAR2013.

2) Currently there is 208 workers on site working 7 days week to meet the construction deadline.

3) Internal flooring has been completed for Block B while progressing till 8th floor for Block A

4) Lift has been installed for both blocks with test on low speed, once TNB certification complete high speed test will be conduct.

5) Part of the painting work will be done for Block B (subject to weather permitted) while painting for Block A will be done once the exterior plastering work is complete.

6) Master title has been redeemed, pending release from Maybank. FH committed to submit for Strata Title application within 6 – 12 months on VP delivery. Target to receive CF in 2 months time from submission to local council, KPKT is in the loop on the progress of construction and subsequently application for CF, VP & Strata Title.

7) FH has received permit to sell the terminated units and target to begin the selling progress by early APR2013, showroom will be construct to attract buyer. Indicative selling price of MYR 220K onwards. Please contact FH if interested to purchase.

Next meeting will be held in May prior to completion of the construction.

Meeting with FH, Conlay Construction, EA & KPKT

Dear all,

We have the meeting at the project site yesterday and given the progress report as attached. Overall there was close to 100 workers and more to come. The tower crane has been installed and now pending for approved permit. Overall, the progress was convincing and at the moment work was ahead of schedule.

New Contractor Appointed-Conlay Construction Sdn Bhd

Dear fellow purchasers,

Please to update that Conlay Construction Sdn Bhd has taken possession to project site on 1st August 2012 and the completion will take 10 months as stipulated in the contract. As per the meeting earlier, they are self funding until the project completion which by then banks will release the remaining loan sum according to schedule.

FH will sent out the circular accordingly.

Meeting between FH and all purchasers on 30th June 2012 at 10.00a.m.

To all my beloved purchasers:-

Please be informed that there will be a meeting with FH and all purchasers on 30th June 2012 at 10.00a.m. to be held at Auditorium Majlis Perbandaran Ampang Jaya (“MPAJ”) Menara MPAJ, Jalan Pandan Utama 55100 Kuala Lumpur.

The letter of notice regarding the meeting will be send out to all purchasers by FH soon. In this regard, the meeting has been scheduled to brief the purchasers on the status of the Project as well as to address any queries from all purchasers.

Meeting with FH and Kamuja on 19th April 2012 at 2.30pm at Bukit Pandan

The project is temporary stop due to only 174 purchasers have settled the top-up sum. It is because of this it cannot be completed by February 2012 which FH is given 18 months for Kamuja to complete it. It is confirm and guarantee during the meeting that there will be no more top-up sum incurred and this project must be completed and will not be abandon due -to the undertaking letter which FH has given to the banks and our end-financier.

At this moment Kamuja is applying a loan from Affin-bank to finance and to complete this project by not waiting for the rest of the purchasers to-up sum. By next week we will know whether the loan will be approved or not but FH will have another plan B if this loan is not obtain.Well for your info we are giving FH to settle this issue at the soonest possible because the project site cannot be stopped for too long.The loan from Affin Bank is secured by 76 units of bukit pandan condo that are terminated. We committee are giving FH to resume back the site work by 15th May 2012. The  market value of our condo is RM230,000-00 from the valuation report.

We committee will arrange another meeting soon with FH and the Contractor but please be patient with us ! we are trying our best to solve all this problem and I understand the frustration, anger and bitterness all of you guys are  going through…….GOD KNOWS AND HE UNDERSTAND …..AND HE WILL NEVER FAILS HIS CHILDREN ………PLEASE DO NOT GIVE UP….PRAY…..
